How
to use a locator?

First,
begin your
apartment search by filing out the request form.

Second,
Review your
personalized apartment list which includes each community's price
ranges, photos, floorplans, deposits, and specials.

Third, tour the properties.
|
 |
Fourth, do your
paperwork.
Once you have decided on your new apartment home, you will be required
to submit a rental application and pay a security deposit to the apartment
community.

Fifth, follow up. Once your
decision is made and you've turned in your rental application along with the
security deposit to the community, it is very important that you notify your All
Star locating professional to make them aware of your choice.

Why
is working with one locator the way
to go?

Most locating services in
the Dallas/ Ft. Worth Metroplex work from the same database and therefore access
the same information. This database provides information on 99.9% of all
properties. Therefore all the locating companies have access to the same
information. Consequently, when you use more than one locator, you'll likely end
up with some of the same properties being referred by both locators and since
apartment communities will only work with one locator, someone ends up working
for free and you'll be forced to choose which one of them gets the credit. All Star Locating was

We are compensated for our free service to you because the apartment community
where you lease pays us from their advertising budget. By taking you to a
community and/or providing you with information on a community, we provide
another source of advertising for them. To assure that we are compensated
for our free service to you, it is imperative, that you write “All Star” as your
referral source on your rental application where you lease.

Most apartment communities accept
pets. However, reasonable limitations with respect to number,
weight, and breed are a general rule. But from time to time,
exceptions are made. Deposits will vary depending on the size
and type of breed. The average deposit is $275 and can go as high
as $1000 for a large dog over 30 pounds and most often can be paid in
installments. Almost all of the communities accept small dogs or
cats under 20lbs. On the list we prepare for you, you will see the
deposit amount along with an "n/r" amount which means the
"non-refundable portion" of the deposit. That can be a small amount or
as much as 50% of the deposit. A small number of communities also
charge "pet rent" of $10-25/month. Please note that, pet weight
restriction guidelines are not always set in stone and it is rare for a
community to put your pet on a scale should you feel your pet may be 5
to 10 pounds overweight. Also, most communities have a 2 pet
maximum.
Whatever you case may be, your All

communities that can accommodate both you and your pets.

Save on Auto Insurance! Is that true?
 |
Yes it is! Auto as well
as other types of insurance usually average out to be about 20 percent less in
Collin and Denton County with Tarrant or Dallas County being the opposite.
So, your savings could add up to $25-$35 dollars a month by literally moving a
block away in some instances. Our agents are familiar with county lines
and can inform you if the property you are interested in lies in the county you
wish to be.

What's the difference between a
Bungalow all the way down to a Townhome?
 |
Bungalow/Duplex/Villa
|
These units are generally one level and are normally one story buildings.
They share one or two common walls and may include a small yard or oversized
patio.
 |
Condo/Condominium
|
This term is most often
referred to as a unit that has a private owner consisting of an individual or
small investment group. Many of these units have been purchased by
management companies and are now in the database as apartments.
 |
Loft
|
There are really only 2 types
of lofts, Warehouse and Traditional. A warehouse loft is usually one large
room and is one level. These types of lofts are mostly found in old
buildings that have been converted and divided into living quarters. It is
not uncommon for them to have concrete walls, concrete and/or wood floors.
The traditional loft will be 2 levels with a balcony that overlooks the
downstairs. This upstairs balcony is also where the bedroom is usually
located.

Studio
|
Studios and efficiencies are
interchangeable terms. They are almost always one level and can often be
just one large room. Studios and efficiencies are also generally smaller
in size than a traditional one bedroom unit and are almost always the most
economical option in apartment living.

Townhome
|
A townhome
is usually a split level unit with private interior stairs. The majority
will consist of the bedrooms being on the 2nd level and the kitchen and family
rooms on the first. There are however many units where the entry is on the
first floor and interior stairs lead to the apartment on the second level where
all of the living space is located. Every once in a while, you may come
across a tri-level unit. If there is an attached garage, they are always
located on the first floor of the two level unit.

What's the difference between a 1 bedroom,
study/den & a 2 bedroom, one bath?

One bedroom, study/den These are often cheaper
than a two bedroom, one bath by as much as $40 to $60 less per month.
While each floorplan is unique, many times the study/den is much smaller than
the master bedroom and therefore it is referred to as a study/den. These
can make wonderful use as an office or nursery. These units usually have
one bathroom which is usually attached to the master bedroom and has an
alternate entrance from the hall. In most cases, study/den units will not
have a closet.

Two bedroom, one bath In this unit,
the second bedroom will have a closet and will be close in dimension to the
master bedroom. One bedroom will have the bathroom attached to it and
there will also be an entrance from the hall as well.

*Note: Occupancy
restrictions may apply depending on the square footage of each of these types of
units and if there is a door closing that room off. Each property will be
unique and our agents can provide you with all the details you need to assist
you in deciding which unit is best for you.

Can I rent a furnished apartment?

Yes you can! While most come
unfurnished, if you are in need of furnishings, you have several options.
We recommend you first decide on a budget because that will dictate the best
route for you. The most economical way is to rent the basics: furniture,
beds, and lamps. A basic package for a one bedroom can start as low as
$129 per month, a two bedroom $250 and a three bedroom at $300. Our agents
work with a variety of furniture rental companies and can provide you with some
wonderful choices.

The next option is a full
corporate apartment. This can be
expensive but is an "all inclusive" set up to include all utilities,
furnishings, house wares and linens. You literally just show up with your
toothbrush and luggage. Corporate packages are usually set up in three
month increments and average between $65-$75 per day for a one bedroom unit and go up
from there. Either way, our locating professionals can help decide which
option is best for you and will help you determine what is the most economical
route for you to go. Just remember, there is a package available for each
unique situation!

What appliances come with an
apartment?
 |
Standard apartment units will
provide their tenants with refrigerators, stoves, ovens, and dishwashers.
Most will include a microwave: however, some older communities may not.
Most will also come with washer/dryer connections or provide the washer and
dryer. Your personalized list will state which is provided at each
community. Rental fees for a washer and dryer average $25-$45 per month
for the pair and your locating professional can provide you with a list of
appliance rental companies.
